Is The Reserve located in Akron or Bath?
Actually, both. Most of the development is in Bath Township but a section covering 4 parcels is located in the city of Akron. Even so, the entire development is within the Revere Local School District.
What about Services?
The entire development will enjoy Akron city water and county sewers. In addition, this will be the only new subdivision in Bath with sidewalks, curbs, and street lights.
Will the Akron parcels qualify for the new Tax Abatement?
Based on our understanding of the program they should, but we are not in a position to guarantee same. New homeowners will need to apply and receive a decision from the City of Akron. We would note that the abatement, if granted, is quite significant and would result in individual homeowner’s savings, over the life of the agreement, in excess of $150,000.
Can I use my own Architect?
Buyer’s architectural plans that conform with the vision and desired quality of the development will be considered. If accepted, we will establish an on-going review and approval process.
Can I use my own Builder?
No. The exclusive builder is Zumpano Design and Construction. ZDC is an award winning (4 times “Builder of the Year”) custom home builder with over 30 years experience, hundreds of satisfied customers and a solid reputation for excellence in design and execution.
How big are the lots?
The lots range from about 1/3 to 2/3 of an acre. Some will have the potential for a walk-out lower level. 6 will be on cul-de-sacs.
What size will the homes be?
From about 2,400 to over 4,000 square feet (not including finished basements).
How much will the homes cost?
They will range from $600,000 to over $750,000 (price includes lot).
Will there be building restrictions?
Yes. All homes will be subject to architectural review and approval by the developer. There will be stated restrictions covering all aspects of design and construction as one would expect in a well planned development.
Will there be a Homeowner’s Association (HOA)?
Yes. As of now, we anticipate a low profile (and cost) HOA covering basic common ground maintenance and concerns.
When will building begin?
We anticipate that the infrastructure (sewer, electric, roads etc) to begin in late winter/early spring with the first home start in early summer. Thereafter, we anticipate a new home start every 3 - 4 months. On schedule, the entire development will be completed in 3-4 years.
What is the buying process?

* Select and reserve a lot. Execute lot reservation contract, with deposit.
* Begin design process with Zumpano Design and Construction and agree on a building schedule.
* Sign a building contract with deposit.
When do I need to get started?
We anticipate strong interest in The Reserve and recommend that any interested Buyer get started immediately. Several lots are already reserved.
